A Campground Is Not Just Another Commercial Property

by Stockton-Hill Insurance | Jun 19, 2026

A new campground owner approached Stockton-Hill after purchasing an outdoor hospitality property. The owner already had experience with commercial insurance and assumed the process would be similar to insuring other business operations.

As Josh reviewed the property, it became clear that the campground required a much different approach.

The property included rental cabins, recreational amenities, guest gathering areas, equipment, and seasonal operations. It also generated income from overnight accommodations that required special consideration when evaluating business income and rental value coverage.

Stockton-Hill worked with specialty carriers familiar with campground operations and helped the owner understand how coverage options differed from a standard commercial property policy.

The result was an insurance program designed around the actual operation of the campground rather than a generic business package. The owner gained confidence knowing the property had been evaluated by a team that understands campground risks every day.
